As you will be aware, it is a requirement of the Housing Act 2004 that, prior to placing a home on the market for sale or rental,
the person responsible for its marketing must make available to potential buyers / tenants an Energy Performance Certificate.
This Certificate is produced following an inspection by a qualified Domestic Energy Assessor (DEA), who is registered with a Government approved scheme.
Only an accredited DEA is authorised to produce EPCs. All accredited DEAs should be qualified, insured & CRB checked.
Upon instruction we will arrange a suitable appointment with you for our assessor to inspect your property.
An inspection will normally take between 45 and 60 minutes and during this time we will take notes on features such as the age and construction type of the property, age and type of windows, type of heating and hot water system along with wall and roof insulation. We will also take measurements and photographs.
Following the inspection the DEA will produce the EPC for your property, lodge it on the Government's national database and send a copy to you / the Estate Agent / Letting Agent / Solicitor.
This document provides information and advice relating to the Assessor's inspection requirements.
